1. Definitions

• "Baan Orchid" / "We" / "Us" — The senior living residence operated at 31 Ratchawithi Road, Bangkok.
• "Resident" / "Programme Participant" — Any individual who participates in or makes use of Baan Orchid's programmes or services.
• "Family Representative" — A family member or authorised person acting on behalf of a resident.
• "Programme" — Any of Baan Orchid's service offerings: Senior Social Afternoons, Transition Stay Programme, or Full Courtyard Residence.
• "Agreement" — The signed residency or programme agreement between Baan Orchid and the resident or their representative.
• "Website" — The Baan Orchid website accessible at https://baanooren.info.

2. Acceptance of Terms

By using this website, submitting an enquiry, or entering into a programme agreement with Baan Orchid, you indicate your acceptance of these Terms & Conditions.

Use of our services is available to individuals aged 18 and over, or to authorised representatives acting on their behalf. You must have the legal capacity to enter into agreements in your jurisdiction.

3. Service Description

Baan Orchid provides non-medical senior living services in Bangkok, Thailand, including:

• Senior Social Afternoons — Weekly social programming on a drop-in or monthly membership basis.
• Transition Stay Programme — Supported short-term residential stays of one to six weeks.
• Full Courtyard Residence — Permanent residency on a year-long agreement with quarterly reviews.

Services are subject to availability. Baan Orchid reserves the right to decline enrolment or residency where it determines that its programmes are not appropriate for an individual's needs — particularly where medical or clinical care is required.

4. Resident & User Responsibilities

• Provide accurate information when completing enquiry forms or programme agreements.
• Treat other residents and staff with respect and courtesy.
• Comply with the residence's internal guidelines and house rules as communicated on joining.
• Notify Baan Orchid promptly of any material change in health or personal circumstances that may affect the suitability of the programme.
• Use this website for lawful purposes only.

Prohibited activities include conduct that disrupts the wellbeing of other residents, misrepresentation of personal circumstances, and any behaviour that violates Thai law.

5. Payment Terms

Programme fees are quoted in Thai Baht (THB) and are as follows at the time of publication:

• Senior Social Afternoons: ฿5,500 per month
• Transition Stay Programme: ฿18,500 per week
• Full Courtyard Residence: ฿47,000 per month

Fees are payable in advance as specified in the relevant programme agreement. Bank transfer and cash payments are accepted in THB.

Refunds and cancellations: Cancellation terms are detailed in the individual programme agreement. We aim for fair and straightforward terms — these are explained and agreed before any commitment is made.

Fees may be reviewed periodically. Existing residents are given reasonable advance notice of any changes.

6. Intellectual Property

All content on the Baan Orchid website — including text, images, and design — is owned by or licensed to Baan Orchid. You may not reproduce, distribute, or adapt this content without written permission. You are granted a limited, personal licence to view the site for information purposes.

7. Disclaimers

Baan Orchid provides non-medical senior living services. Nothing on this website or in our communications constitutes medical advice, diagnosis, or treatment recommendations.

Our website and services are provided in good faith and to a reasonable standard of care. We make no representations that they will meet every individual's requirements or be available without interruption.

8. Limitation of Liability

To the extent permitted by Thai law, Baan Orchid's liability is limited to direct damages arising from a breach of these terms. We are not liable for indirect, consequential, or incidental losses.

Nothing in these terms limits liability for personal injury arising from negligence, fraud, or any other matter where liability cannot lawfully be excluded.

9. Termination

Residents may end their programme arrangement in accordance with the notice period in their programme agreement. Baan Orchid may terminate an arrangement where: a resident's needs exceed what the residence can appropriately meet, or where conduct is materially inconsistent with the wellbeing of the community.

In either case, we commit to handling transitions with care and providing reasonable notice except in exceptional circumstances.

10. Governing Law & Dispute Resolution

These terms are governed by the laws of Thailand. Any disputes will first be addressed through direct, informal resolution. If unresolved, disputes are subject to the jurisdiction of the courts of Bangkok, Thailand.

11. General Provisions

If any provision of these terms is found to be unenforceable, the remaining provisions remain in full force. Our failure to enforce any right does not constitute a waiver of that right.

These terms, together with any programme agreement, constitute the entire agreement between Baan Orchid and the resident.

12. Changes to These Terms

We may update these Terms & Conditions from time to time. Changes will be published on this page with an updated date. Continued use of our website or services after changes constitutes acceptance.
